Land Administration System in Taiwan

  • real estate ownership can be transferred but subject to the Reciprocal Favored Treatment between your home country and Taiwan.
  • real estate ownership becomes effective through registered by local government's Land Office.
  • your ownership certificates issued by the government represent your right on the properties.
  • qualified and licensed "Land Administration Agent" acts for people to register real estate ownership.

How you invest in Properties in Taiwan?

  1. find your desirable properties through real estate agents/brokers, or LEADSHINER;
  2. put earnest money to negotiate the transaction amount; 
  3. sign an agreement and pay 10% of the transaction amount, including earnest money;
  4. apply mortgage or ready your financing plan;
  5. report and pay taxes to the "Local Tax Bureau";
  6. pay another 10% of the transaction amount before properties' ownership is transferred;
  7. "Land Administration Agent"  transfers the ownership for you;
  8. the seller hands over the properties to you, "Land Administration Agent" gives you new ownership certificates;
  9. Congrats! you have your own properties in Taiwan.

What taxes have to be paid when investing real estate in Taiwan?

Holding Tax

  1. House Tax : 1.2% of Building Current Value given by Tax Bureau, paid by holders.
  2. Land Value Tax : 1%~5.5% of Land Value given by Tax Bureau, or 0.2% applied to residential, paid by holders.

Transfer Tax

  1. Land Value Increment Tax : 20%~40% of Land Current Value given by Tax Bureau, or 10% favorable rate for residential, paid by sellers.
  2. Deed Tax : 6% of Building Current Value given by Tax Bureau, paid by buyers.
  3. Stamp Tax for Lands : 0.1% of Land Current Value given by Tax Bureau, paid by sellers.
  4. Stamp Tax for Buildings : 0.1% of Building Current Value given by Tax Bureau, paid by buyers.
